Most homeowners in the Phoenix Metro area saw gains of 30% or more in home values for 2021. So how much higher can homes values climb? We’re expecting another year of BIG gains in 2022 due to low inventory coupled with moderate demand. So, when is the best time to sell a home in a hot market?

 

Truth be told, we were in an extremely strong sellers’ market the entire year for 2021, but certain months were definitely hotter than others. It is true, just about any agent, regardless of experience, can sling a house up on the Multiple Listing Services (MLS) and it will sell. But for how much? There is still an art to selling homes and earning top dollar for our clients even in a white-hot market. It begins with a solid marketing plan, professional content, and the right timing, so put the iPhone away! Only professional property photos here. 

 

So, when is the best time to sell a home in Phoenix? In 2021, it was most competitive in the Spring. As a team, we observed some of our listings selling for substantially more during the months of March and April than in September and October. The chart below gauges the temperature of the market in terms of who has leverage, buyers or sellers. If the CMI is ABOVE 100, the market favors sellers and home prices are increasing. If the CMI is BELOW 100, buyers have the advantage and home prices are falling. At the peak sellers’ market in March (historic high), many buyers were bidding 10-15% or more over list price, waiving appraisals, and some of the crazy ones, even waiving the inspection period too! (Never recommended).




 




To earn top dollar selling this year, we recommend listing your home live on the market Thursday afternoon and start showings on Saturday morning. Take time on Friday to make sure everything is show ready, and then hit the road! If we’ve done our jobs right, you’re going to be booked solid on Saturday and Sunday. For this reason, we usually suggest a staycation or visiting friends or family for the weekend. In this market, we generally want to see a 48-hour response time on all offers to allow any and all interested buyers time to get their offer in. As a team, our goal is to sell your home for as much as humanly possible, and since we know our clients like options, we always strive to get multiple offers for every listing.
